Terms of Service
These Terms of Service ("Terms") govern your use of ZüriKey, a web application that helps you build a Swiss rental-application dossier for Zürich. By using the service, you accept these Terms. Please read them carefully.

1. Scope and operator
These Terms apply to all use of the ZüriKey web application and the services offered through it (the "Service"). They form the agreement between you (the "User") and the operator.
The Service is operated by:

ZüriKey helps you assemble a rental-application dossier: your profile, supporting documents, an affordability score, a German cover letter (Bewerbungsschreiben) and a print-ready PDF. The user interface is available in English, German and Italian; the generated cover letter is always written in German.
By creating a dossier or an account, you confirm that you accept these Terms. If you do not agree, please do not use the Service.
2. Free build and the CHF 199 one-time unlock
Building your dossier is free. You can enter your profile, add documents, see your affordability score and preview your dossier and German cover letter at no charge.
To unlock the export you pay a one-time fee of CHF 199. This is a single payment, not a subscription — there are no recurring charges and nothing to cancel.
The one-time unlock includes:
- the watermark-free, print-ready PDF dossier,
- the final German cover letter (Bewerbungsschreiben),
- a ready-to-paste e-mail for the property management (Verwaltung),
- the application tracker.
The unlock applies to the dossier you have built. The fee does not cover the optional add-on services described in Section 5, which are charged separately by their respective providers.
3. Assistive tool, not legal advice — no guarantee
ZüriKey is an assistive, self-service tool. The German cover letter, the affordability score and the dossier are generated from the information you provide to help you present your application clearly.
The Service does not provide legal, tax or financial advice, and using it does not create any advisory or representation relationship.
We do not guarantee that you will obtain an apartment, be invited to a viewing, or receive any response from a landlord or property manager. Letting decisions are made solely by the landlords and property managers you approach, on criteria outside our control.
Where your situation requires it, you should obtain advice from a qualified professional.
4. Your responsibilities
You are responsible for the accuracy, completeness and lawfulness of all information and documents you enter into the Service. The dossier and cover letter are only as reliable as the data you provide.
You agree to use the Service only for lawful purposes and only to prepare genuine rental applications. You may not enter false information, upload documents you have no right to use, impersonate another person, or otherwise misuse the Service.
If you create an account, you are responsible for keeping your access credentials confidential and for activity carried out under your account.
You confirm that you are entitled to share the documents and personal data you upload, including any data relating to other members of your household.
5. Optional paid add-on services
Beyond building and exporting your dossier, the Service may offer optional paid add-on services, such as a deposit guarantee, insurance, contract review, viewing-on-your-behalf, document translation, and ordering your debt-collection extract (Betreibungsregisterauszug).
These add-on services are arranged or forwarded by us to third-party providers. We are not the provider of these services and do not ourselves perform them.
Any binding offer, quote, price and contractual terms for an add-on service come from the relevant third-party provider, and the contract for that service is concluded directly between you and that provider. Their own terms and conditions apply.
We are not responsible for the performance, quality or pricing of services provided by third parties.
6. Payments
Payments for the one-time unlock are processed by our payment provider, Stripe. Your card details are entered directly with Stripe and never reach our servers; we store only the order and entitlement records needed to grant your access.
Prices are shown in Swiss francs (CHF) and, unless stated otherwise, include any applicable taxes. Payment is due at the time of unlock.
Payments for add-on services may be handled by us or directly by the relevant third-party provider, as indicated for each service.
7. Refund policy

Please insert your final refund terms here before going live, taking into account the nature of the digital export and the moment at which access is delivered.
8. Limitation of liability
We provide the Service with due care but cannot guarantee that it will be uninterrupted, error-free, or that the generated documents will meet the expectations of any particular landlord.
To the extent permitted by Swiss law, our liability is limited to direct damage caused by gross negligence or wilful intent. We exclude liability for slight negligence and for indirect or consequential damage, including lost opportunities, lost rental offers or loss of data.
We are not liable for the acts, omissions or services of third-party providers, including the add-on services described in Section 5.
Mandatory statutory liability (for example for unlawful death or personal injury) remains unaffected.
9. Changes to the Service and these Terms
We may develop, change or discontinue features of the Service, including free features, at any time.
We may amend these Terms, for example to reflect changes to the Service or to the law. The current version is always available within the Service. If you continue to use the Service after a change takes effect, the amended Terms apply to your continued use.
Entitlements you have already paid for under the one-time unlock are not affected by later changes to pricing.
10. Governing law and place of jurisdiction
These Terms and any dispute arising from or in connection with them are governed by Swiss law, excluding its conflict-of-law rules and the United Nations Convention on Contracts for the International Sale of Goods (CISG).
The exclusive place of jurisdiction is [Zürich or operator's seat], Switzerland, subject to any mandatory place of jurisdiction provided for by law (for example for consumers).
